π‘ Moving to Colorado Springs? Let's talk about real life for a minute.
It's easy to fall in love with a house online. Beautiful kitchen, great backyard, mountain views... what's not to love? π
But how does it fit your actual everyday life?
π Try the drive during the hours you'd really commute.
π Look at the grocery stops and errands you'll make every week.
π‘ Think about how the layout works for the way you live, not just how it looks in photos.
A beautiful house is great. One that works for your everyday life? Even better!
What's one thing you need close to home?

π₯Ά Colorado homeowners, are you ready for the first hard freeze?
Colorado fall is beautiful... until those temperatures suddenly drop below freezing! πβοΈ
Before winter really settles in, there are a few things worth checking around the house.
π§ Winterize your sprinklers. Frozen irrigation lines can mean expensive repairs come spring.
𧀠Disconnect and drain your garden hoses. Don't forget to protect outdoor faucets, too!
πͺ Check your weatherstripping. Those little gaps around doors and windows can let in a surprising amount of cold air.
π₯ Schedule a furnace checkup. Better to find out something needs attention now than when it's freezing outside.
A little preparation now can save you a lot of frustration (and money!) later. And if you've lived in Colorado long enough, you know the weather doesn't always give us much warning! π
What's one thing you always do to get your house ready for winter?

π‘ TWO QUESTIONS TUESDAY!
Q: Can I ask the seller to help with my closing costs?
A: Often, YES! π
It's called a seller concession, and it's something we can negotiate as part of your offer. How much a seller can contribute depends on your loan type and what we negotiate in the contract, so it's worth discussing with your lender before making an offer.
But here's something I don't want you to overlook.
Asking for closing-cost help can affect how competitive your offer is, especially if there are multiple buyers interested in the same home. It's all about finding the right strategy for your situation!
Q: Do I really need a home inspection?
A: I highly recommend one! π
A home inspection generally isn't required, although certain inspections may be required depending on your loan or the property. An inspection gives you a professional look at the home's condition and can help uncover issues you might not notice during a showing.
Even newer homes can have problems!
For most buyers, the cost of an inspection is well worth having a better understanding of what they're purchasing.
π¬ Now it's your turn!
What's a real estate question you've been wondering about?
Drop it in the comments, and I might answer yours next Tuesday!

π‘ Selling a Home During Divorce
Not every home sale is a happy one.
Sometimes selling a house means closing a chapter you never expected to close. When divorce is involved, there's usually a lot more going on than just getting the house sold.
There are decisions to make, schedules to work around, emotions involved, and two people who may not agree on much right now.
That's where I come in.
π€ I don't take sides. My job is to help keep the sale moving forward, make sure communication is clear, and treat both people with respect.
π‘ The numbers matter. What is the house actually worth? What could it sell for? How long might it take? Those are questions we can answer with real market data.
ποΈ The details matter, too. Showings, deadlines, signatures, privacy, and making sure everyone knows what's happening along the way.
And if one person needs to purchase another home afterward, I can connect them with another agent.
My experience in real estate and in family court has taught me a lot. The most important thing isn't just selling a house. It's helping people get through a difficult situation with less stress and more clarity.
If you or someone you know is facing a divorce and trying to figure out what to do with the house, I'm happy to have a conversation. You don't have to have everything figured out before reaching out.
